Room Under The Stairs
The deep end of a staircase is the classic spot. We measure the headroom where you will actually be standing, not at the highest point, and hang the door so it clears the newel post.

[ Service intro, Finished cloakroom with WC, basin and extractor ]
Ultimate Home Solutions designs, supplies and fits cloakrooms across Glasgow, Edinburgh, Lanarkshire, Ayrshire and the rest of Scotland. A cloakroom is simply a small room holding a WC and a basin, with no bath and no shower. Plenty of folk call it the downstairs toilet, the downstairs loo or just the WC, and it usually ends up under the stairs, off the hall, in a porch or inside a cupboard nobody was really using.
Because the room is small, the planning counts for more than it does in a family bathroom. Where the waste can run, which way the door should swing, whether a grown adult can stand upright at the low end of a stair, where the fan goes and what the floor will take. The designer works all of that out during the visit, then we look after the plumbing, the electrics, the walls, the floor and the finish. The panels and fittings we use in modern bathrooms and traditional bathrooms all come in sizes that suit a room this small.
A downstairs toilet looks like the easy one on the list. It is still a room that needs drainage, power, air and a floor that can cope with water, all inside a couple of square metres.

Headroom checkedThe shortest honest route to the soil pipe wins. If the stack sits on the far side of the house we would rather shift the pan a little, or box a run in neatly, than force the fall.
Waste plannedMost of these rooms have no window, so an extractor ducted outside does the work and runs on after the light goes off. It is the difference between a fresh room and a damp one.
Fan ducted outA downstairs loo with one dim bulb feels like a cupboard. Downlights plus a lit mirror, on a properly protected circuit, and a socket if a pump or a shaver point is going in.
Lit properlyVinyl, luxury vinyl tile or porcelain, all sealed at the edges. Patterned floors look great in a room this size because you can afford a bolder tile over such a small area.
Sealed floorShort projection pans, slimline or corner basins and units that swallow the cistern and the pipework. Every inch you claw back is an inch you can stand in.
Compact suiteA designer comes out, measures the space, checks where the waste can go and tells you honestly what will fit. Nothing to pay and nothing to sign.
Level floors, tight joints and silicone lines that look like somebody cared. All workmanship guaranteed.
Plumbing, electrics, joinery, walls and floor all come from us, so nobody is stood about waiting on a trade who never turned up.
The same vetted installers we send to full bathrooms fit the small rooms too. Dust sheets down, tools away and the floor swept before they leave.
One quote covering the suite, the materials and the labour, talked through with you before you decide anything.
Spread the cost from £22 a week, subject to status. The first eligibility check is a soft search with no impact on your score.
We measure the space, look at where the waste can run and show you what will actually fit. Nothing to pay and nothing to sign on the day.
You get a layout for the room and a quote for the work. Swap the suite, the panels or the floor as often as you like before you commit.
Out with the old, in with the new. A cloakroom is a much smaller room than a bathroom, so it is normally quicker than the 3 to 6 days a full bathroom takes.
We walk the room with you, show you how the fan and the flush work, and take every last offcut away with us. All workmanship guaranteed.

Call 0800 029 3875We do not publish a single cloakroom price, because the cost follows the room rather than the label on the door. As a guide, a compact bathroom or cloakroom starts around £3,800 fitted. What moves the figure is how far the waste has to travel, whether a macerator is needed, how much wall has to be built or boarded, the suite you pick and the floor finish. Our guides to what a small bathroom costs in Glasgow and what a full bathroom costs show where those figures come from. The designer prices your own room on the visit and it costs you nothing.
Less than most people expect, but two measurements decide it. The first is the clear room in front of the pan, so you can sit down and stand up without catching a knee on the door. The second is the headroom where you actually stand, which is the one that bites under a staircase. A wall-hung pan and a slimline basin buy back useful inches, and a door that opens outwards or slides can rescue a room that looked too tight. The designer measures it on the visit and will tell you straight if it will not work.
Usually yes. Where there is no gravity fall to the soil stack, a macerator sits behind the WC, grinds the waste and pumps it along a small-bore pipe to the stack. It needs a socket of its own and a route that can still be reached if it ever needs looking at. Where a gravity run is possible we will take it every time, because there is nothing to service and nothing to hear.
It needs ventilation. Most downstairs loos carved out of a hall or a cupboard have no window at all, so an extractor fan ducted to the outside air does the job, wired to run on for a spell after the light goes off. Skip it and the room smells, the mirror streams and the damp ends up in the plaster.
It depends on the work. Putting a WC where there has never been one, forming a new connection to the drain or cutting into the structure can bring building standards into it, while swapping a suite that is already there usually does not. It is applied locally, so check with your own council's Building Standards team before anything starts. We will tell you what we think applies to your job and point you at the right department.
A cloakroom is a much smaller room than a bathroom, so it is normally quicker than the 3 to 6 days a full bathroom takes. How much quicker depends on whether a wall is being built, whether the drainage is being moved and how the floor is finished. You will know the plan for your room before anyone lifts a tool.
