Gladly. The stone villas around Eskbank and towards Newbattle often have a generous bathroom with a high ceiling, a timber floor that has moved over a century and lead or iron pipe still in the runs. A room that size will take a freestanding bath and a separate shower comfortably. Where the building is listed, or a new vent would show on a wall facing the street, check with Midlothian Council first and we will route it discreetly.
A good number of owners reckon so. Houses put up around Bonnyrigg and over at Shawfair usually arrive with a plain white suite, a slim shower cubicle, little storage and a weak fan. The pipework is modern and stays where it is, so the gains come cheaply: a wider shower, a unit with drawers, brighter lighting and a fan that actually shifts the steam.

Loading on Dalkeith High Street takes some thought, so deliveries are timed into one drop, the shared stair is sheeted from the close door up, and the waste leaves with the van rather than sitting on the pavement.
