The size of the space, the decision to keep or move the suite, the sanitaryware and shower you pick and the wall finish between them account for nearly all of it. A compact room in a Lochside or Lincluden house will sit below a large bathroom in a Maxwelltown villa with a walk-in shower and a freestanding bath. Pipework and floors that have seen better days can lift it a little once the old room is out.
