There is no single price, because no two Edinburgh bathrooms are the same. What moves the figure is the floor area, whether the suite stays where it is or the plumbing is rerouted, the shower and screen you settle on, and how far the tiling or panelling runs. A Leith or Gorgie flat that keeps its layout sits at the lower end of what we fit; a New Town townhouse or a Grange villa with a freestanding bath and a walk-in shower sits well above it. Lifting an old floor can also turn up perished pipework, and we say so before we touch it. A designer measures up at your home, free and with no obligation, and prices the room you actually want. Finance is available from £22 a week, subject to status.
Most Edinburgh bathrooms take 3 to 6 days. You receive the day-by-day timetable in writing before the old suite comes out, and the crew keeps to it. If it is the only bathroom in the flat we sequence the strip-out and first fix so you always have a working toilet overnight.
Usually not for internal work. Replacing a bathroom in a listed New Town or Old Town property does not normally need listed building consent unless original features are altered, for example removing cornicing or changing a shutter box. Where a new extractor or soil pipe has to go through an external wall we check with the City of Edinburgh Council first and keep it discreet. We have worked in plenty of these properties and know what the conservation officers expect.
We board the stone stair and landing, tape dust sheets to the walls, agree working hours with you, and clear the stair every evening. If there is a factor or a residents' association we let them know the schedule before day one. Deliveries are planned so nothing sits on the landing.
We deal with it, not you. For controlled parking zones we arrange trade permits or visitor parking with the council in advance, and we plan deliveries in one drop where we can. Parking has never delayed a job in Edinburgh and it will not delay yours.
