We will not name a figure before the room has been seen, because the room settles it. Floor area is the first part. Then comes the layout, since keeping the bath, basin and toilet on the pipe runs already there is lighter work than moving them onto new ones. A narrow bathroom in a terrace above the town is a different job from a wide one in a stone house at Darnick with a freestanding bath and a separate shower. The suite, the screen and the wall finishes you go for move it again, and so does anything the old floor has been hiding. It changes the method rather than the timescale. A good number of the older houses in and around Galashiels have solid stone walls and floors that have settled over a century and more. Instead of chasing pipes and cables into stone, the services run in slim boxing or behind a lined wall, and the floor is levelled and made firm before any tray, board or tile is laid on it. Lining that outside wall takes the chill out of the room at the same time.

The designer turns up with wall board and tile samples, brassware finishes and the suite ranges, and you compare them in the room they are destined for, in the light it actually gets. Not usually, though it is worth a check first. Parts of Galashiels and several of the villages round about sit in conservation areas, and anything that would show on an elevation, a new vent or an outside soil connection for instance, is the piece to confirm with Scottish Borders Council. The designer notes what is proposed and routes it as discreetly as the job allows.
