Then it depends on whether the suite keeps to the pipework already there or moves across the floor, because shifting the soil connection is real labour. A box room off the landing in a Burnbank flat is a lighter job than a wide bathroom in a Silvertonhill villa with a freestanding bath at one end and a shower at the other. Your suite, screen and wall finishes take it from there, along with anything unwelcome under the old floor. The visit and the quote cost nothing and commit you to nothing, and finance runs from £22 a week, subject to status.
Most ML3 bathrooms run to 3 to 6 days. Your designer sets out which jobs fall on which day before the strip-out, and the fitters keep to that order. Tell us at the visit if the house has only one toilet and the days are arranged around it.
The same way we do every week in the older Hamilton closes. Quite a lot. The stone houses around Silvertonhill, Barncluith and Cadzow often have a bathroom with a high ceiling, a timber floor that has moved over a century and old iron pipe still in the runs. A room that size takes a freestanding bath and a separate walk-in shower comfortably, and insulated boarding, a heated rail and a decent extractor stop it feeling like an unheated hall.
It is, and it is a layout we meet constantly in the older terraces near the town centre. With the room stripped, the outside wall can be lined and insulated, tired pipe running through it renewed, an electric floor mat or a heated rail added, and a humidity-sensing fan put in. The difference on a January morning is the part people comment on afterwards.
Two things, both routine. The council-era houses in Fairhill, Eddlewood, Udston and Hillhouse often have the waste pipe boxed in a corner and a bath panel hiding pipework that has been patched over the years, so the survey lifts the panel and looks. The floor is checked for soft boards under the bath at the same time, and whatever needs replacing goes in the quote rather than being sprung on you.
The reading decides it, and it is taken at the design visit. Homes still fed from a loft tank with a hot water cylinder give a softer flow, which a pump or a low-pressure valve lifts. Mains-fed houses on a combi will run a wide head with no trouble. You are only shown showers your own system can drive.
