There is no flat figure, because the rooms are not alike. A Craigdhu semi keeping its existing layout sits at the lower end of what we fit. A Dougalston detached where the bath goes, a wet floor comes in and the soil stack moves sits well above it, and a bathroom squeezed under a sloping loft ceiling has its own costs again. The finish matters too: full-height porcelain is not priced like wall panelling. A designer measures up free of charge and prices the room you want, with no obligation attached. Finance is available from £22 a week, subject to status, and various deposit options are available.
Almost never for a bathroom. The Milngavie town centre conservation area is concerned with what the street sees, and a bathroom refit is internal work. The exception is an extractor or a soil vent that has to break out through a visible elevation, or a listed building, where internal consent can apply. East Dunbartonshire Council's planning team will confirm it in a phone call, and we provide the product details for any application.
Three to six days for most Milngavie jobs, from the morning the old suite goes out. A straight replacement in a Barloch flat lands at three or four. Moving the plumbing, lifting a tiled floor in a 1930s bungalow or rewiring for a new shower takes it to the upper end. You are told the running order day by day before anything comes out, and where a second toilet exists we keep it live.
Sometimes, and you will know before it is ordered rather than mid-week. The 1930s stock around Clober and Craigdhu often still has lead tails, iron waste or undersized feeds behind the panelling, and none of that is visible until the old suite is out. The designer flags what is likely at the survey, and anything found on the first morning is shown to you and priced before a spanner goes near it.
Usually yes. Weak flow on the higher streets is nearly always the system rather than the mains: an old gravity tank in the loft with not enough height above the shower head. Swapping to an unvented cylinder or adding a pump changes it completely, and a combi removes the tank question altogether. The designer tests the flow while they are out and tells you which of those your house actually needs.
We do a fair number of them around here. The things that decide it are the head height over the shower, where the soil pipe can run, and whether the floor will take a filled bath, and the designer checks all three on the visit. Where the ceiling slopes hard, a low-profile tray and a shower against the tall wall gives you a usable room rather than one you stoop in.
