Allow for what your own room needs, which is why we look before we price. Floor area comes first and the layout second, because leaving the suite on the pipe runs already under the boards is lighter work than carrying the waste to a new wall. A small bathroom in a flat above the shops is a different job from a wide one in a South Beach villa with a bath and a separate shower. The suite, the screen and the wall finishes then take over, and anything worn out under the old floor can move it again. The visit and the quote are free and leave you owing nothing, and finance starts from £22 a week, subject to status.
Between 3 to 6 days in most homes along this coast. The order of work is talked through with you before the old suite is touched, and where the house has one toilet the days are set so it is back in use each evening.
It is routine work for us. Loading on the main street takes some thought, so the delivery is timed into one drop, the close and the stair are sheeted from the street door up, and the old suite is carried straight down to the van rather than left on a landing. The stair is brushed at the end of every shift and the neighbours are told which days will be noisy.
It helps a great deal once the cause is dealt with rather than covered over. Exposed walls facing the Firth take a battering here, so with the room stripped the designer looks at what is behind the finish, the wall can be lined with insulated board, pipework running through it renewed, a heated rail added and a humidity-sensing extractor fitted. Wall panels in place of grouted tiles give the moisture far less to work on.
It is worth thinking about. Salt in the air is hard on thinly plated fittings, so brass-bodied taps and shower valves in a decent chrome or brushed finish last better, and a fan that runs on humidity clears a steamy room quicker in a house that gets shut up against the weather. The designer will point out which ranges stand up to it.
In the great majority of houses here, yes. The bath is taken out, a low tray or a floor-level shower goes in, and the floor you gain makes a small room far easier to move about in. Grab rails and a fold-down seat can go in at the same time or later, and boarded walls leave hardly any grout behind.
The readings settle it. Older houses here often heat water in a cylinder fed from a loft tank, which is why the shower feels tired, and a pump or a low-pressure valve is the usual answer. A combi puts you on the mains and a wide head is then straightforward. The flow is tested at the design visit before anything is chosen.
