Most replacement roofs land between £6,500 and £14,000, fully fitted including strip-out, structural reinforcement, new roof system, plasterboard ceiling, LED lighting and decoration. Large lean-to and Edwardian roofs reach £18,000+. Every quote is clear, free, and yours to keep with no obligation.
How long does a roof replacement take?
Most jobs are completed in 3 to 7 working days. We strip the old roof, fit the new system in sections and seal nightly. The room is weather-tight every evening, no exposure to Scottish rain.
Do I need planning permission or a building warrant?
In Scotland a building warrant is normally required for a conservatory roof conversion. We manage the application and issue the completion certificate once the work is signed off. Planning permission is rarely required for a like-for-like replacement, but for full conversion to a habitable room (or in a conservation area) we'll check on your behalf and apply if needed.
Can I finance the roof? How does the credit check work?
Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. Will my existing frame take the new roof?
Most uPVC and aluminium conservatory frames are strong enough for a lightweight tiled or insulated roof, but our surveyor confirms the load calculation on day one. If reinforcement is needed, we explain it and include it in your quote.
Do you cover my area in Scotland?
Yes. Our crews are based in Glasgow and Kilmarnock, and we install across the whole country, from Galloway to John o' Groats. Free home surveys anywhere in Scotland; no call-out fee, no postcode exclusions.
Will it make the room usable in winter?
Yes, that's the whole point. A solid insulated roof delivers a U-value below 0.18 W/m²K, comparable to a modern extension roof. Combined with a radiator and the existing glazed walls, the room becomes a proper year-round living space.
What's actually covered by your guarantee?
All workmanship is guaranteed. That covers the fitting of the roof system, insulation, plasterboard ceiling and electrical work. Ask your surveyor for the details at your free survey.
