Too Hot In June, Too Cold In January

New conservatory roofs for Dundee homes, from Broughty Ferry to Invergowrie.

Ultimate Home Solutions supplies and fits new conservatory roofs across Dundee, from the bungalows of Barnhill and Broughty Ferry to the newer estates around Ballumbie and Birkhill. The city sits on a south-facing slope above the Tay, which is lovely for a garden and hard on a conservatory with an old polycarbonate or glass roof: stifling when the sun is out and cold the moment it goes. We replace only the roof and keep your frame and base, so you end up with an insulated room that stays comfortable whatever the estuary weather is doing. The survey at your home is free, the quote is clear and all workmanship is guaranteed.

Which Roof Is Right?

Three ways to fix a conservatory that's freezing in winter and baking in summer.

A conservatory on Dundee's sunny slope can overheat as easily as it freezes, so the answer here is not always a solid roof. A tiled or solid roof gives a Barnhill or Monifieth conservatory the warmth and quiet of an extension. Solar-control glass, or a hybrid with a lantern set in, keeps the light and the view while taking the edge off the heat. Your surveyor weighs up all four against your frame, your base and which way the room faces.

Lightweight tiled roof

A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.

Solid insulated roof

Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.

Glass roof

Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.

Hybrid roof

A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.

Warm in winter, cool in summer

Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.

Signed off and certified

We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

FAQ

Conservatory roof questions from Dundee homeowners.

The things Dundee homeowners want to know before changing a conservatory roof: cost, summer heat, winter cold, building warrants, noise and how long the fitters are on site.

Not what you were after?

Call and you speak to someone who deals with conservatory roofs every day. We usually answer within the hour, seven days a week.

Do you fit replacement conservatory roofs in Dundee?

Yes. We survey and fit across the whole city, including Broughty Ferry, Barnhill, the West End, Lochee, Downfield and Whitfield, and in Monifieth, Invergowrie and Birkhill. The survey at your home is free, there is no travel charge or call-out fee, and you are under no obligation once you have the quote.

What does a new conservatory roof cost in Dundee?

Expect somewhere between £6,500 and £14,000 fully fitted for most roofs. The figure includes removing the old roof, any structural reinforcement, the new roof system, a plasterboard ceiling, LED lighting and decoration. Large lean-to and Edwardian roofs can come to £18,000 or more. Your quote is clear, free and comes with no obligation. Various deposit options are available.

The conservatory faces the sun and gets far too hot. What roof should we be looking at?

A lot of Dundee gardens face south over the Tay, so this comes up often. A tiled or solid insulated roof shades the room completely and keeps it comfortable in July. If you would rather keep the sky, a glass roof with solar-control glass reflects a large share of the sun's heat before it gets in. A hybrid roof, solid with a glazed lantern or panels, sits between the two.

And will it be warm enough to use in winter?

Yes. A solid insulated roof reaches a U-value below 0.18 W/m²K, comparable to the roof on a modern extension. With a radiator and your existing glazed walls, the conservatory becomes a room for the whole year. All of our roof systems are insulated to modern U-values, so the heat you pay for stays in the room.

How long is the roof off, and how long does the whole job take?

Most conservatory roofs are done in 3 to 7 working days on site. Allow 4 to 6 weeks overall from your go-ahead to handover: one to two weeks for survey and design, two to three weeks of manufacture, then the fitting. The old roof comes off in sections and the room is sealed each evening, so it is never left open to the weather overnight.

Is a building warrant needed, and who applies for it?

A building warrant is normally required in Scotland when a conservatory roof is converted to a solid one, and we make the application for you, to Dundee City Council or to Angus Council if you live in Monifieth or Carnoustie. When the work is signed off you get the completion certificate for your records. Planning permission is seldom needed when one roof is swapped for a similar one. In a conservation area, such as parts of Broughty Ferry and the West End, we check on your behalf and apply if it is needed.

Can my current frame carry a tiled or solid roof?

Usually it can. Most uPVC and aluminium conservatory frames are strong enough for a lightweight tiled or insulated roof, and about nine in ten conservatories need no structural changes at all. The surveyor confirms the load calculation at the survey. Where reinforcement is needed it is explained and included in your quote, and where a solid roof will not suit we say so plainly and recommend glass or a hybrid.

Does a new roof stop the noise when it rains?

Yes. The drumming comes from thin polycarbonate. A tiled or solid insulated roof is the quietest choice, and modern glass is far quieter than polycarbonate too. The insulation also keeps the inner surface warm, which is what puts an end to condensation dripping from the roof in cold weather.

Is finance available for a conservatory roof in Dundee?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).
