Berwickshire Conservatories

Conservatory roofs for Duns and the Merse, Gavinton round to Chirnside.

Ultimate Home Solutions supplies and fits new conservatory roofs across Duns and the Berwickshire villages, with the whole survey done at your own door. The town sits with the Lammermuirs at its back and the Merse farmland stretching south, so cold air comes down off the hills in the evening and the haar drifts in from the coast in the morning. A conservatory here, whether on a stone house in the town or a bungalow out at Gavinton, Preston or Edrom, spends most of the year either too cold to sit in or too bright to look at. An insulated tiled, solid, glass or hybrid roof goes onto the frame and base you already own, the ceiling is plastered and lit, and all workmanship is guaranteed.

Which Roof Is Right?

Three ways to fix a conservatory that's freezing in winter and baking in summer.

Two things shape the choice in this part of Berwickshire. Cold coming down off the Lammermuirs pushes most households towards a tiled or solid roof, which holds the heat and makes the room ordinary. Long open views over the Merse pull the other way, and where the outlook is the reason the conservatory exists, solar-control glass or a hybrid roof with a lantern keeps the sky and still settles the temperature. The surveyor sets the four against your own aspect.

Lightweight tiled roof

A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.

Solid insulated roof

Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.

Glass roof

Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.

Hybrid roof

A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.

Warm in winter, cool in summer

Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.

Signed off and certified

We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

Conservatory Roofs In The Borders

Why Berwickshire households replace a roof that lets the heat away.

A surveyor who makes the journey and stands in the room first, an honest verdict on the frame, a price set out in ordinary words and installers we vet who close the roof up each evening. A house in the town or a cottage out on the Merse, the standard is the same.

FAQ

Duns conservatory roof questions, answered without jargon.

What Berwickshire households ask before going ahead: cost, days on site, the Borders warrant, hill cold and haar, older frames, keeping the view and monthly payments.

Not what you were after?

Call us and a person who understands conservatory roofs will speak to you, with no recorded list to sit through. Most callers hear back inside the hour.

Do you travel out to Duns, and is there a charge for it?

Yes, and no charge is made for it. A surveyor comes to your own address anywhere in TD11, whether that is the town, Gavinton, Preston, Fogo, Edrom, Allanton or one of the villages further out, with no travel charge and no call-out fee. The quote that follows is free as well.

What would a replacement conservatory roof cost?

Most come out between £6,500 and £14,000 fitted, taking in the strip-out, any strengthening the frame needs, the new roof system, a plasterboard ceiling, LED lighting and decoration. A long lean-to or a large Edwardian roof can reach £18,000 or more. Your own figure follows the survey. Various deposit options are available.

The cold comes off the hills at night and the room is unusable. Will this fix it?

It will. Most of a conservatory's heat escapes through the roof, so replacing the roof is the single change that makes the difference. An insulated solid roof reaches a U-value below 0.18 W/m²K, which matches the standard for a modern extension roof, and with a radiator the room holds its warmth after the sun has gone off the Merse.

We get haar in off the coast and the roof drips. Does that stop?

Yes. The dripping is condensation, and it happens because the inside surface of an old roof is cold enough for damp air to settle on it. Insulate the roof and that surface stays warm, so there is nothing for the moisture to form against, whatever the weather is doing outside.

Who submits the building warrant?

We do. A conversion to a solid roof normally calls for a building warrant in Scotland, and the application is prepared and submitted to Scottish Borders Council on your behalf, with the completion certificate handed to you once the work is signed off. Replacing glazing with glazing rarely needs planning permission, and where a property sits in a conservation area we check the position first.

Ours is an older conservatory on a stone house. Will the frame carry a new roof?

Nearly always, yes. The tiled and solid systems are engineered light enough to sit on the frame and base you already have, and around nine in ten conservatories need no structural work. The surveyor confirms the load calculation on the day, writes any strengthening into the quote, and will tell you straight if a solid roof is not right for your structure.

We chose the house for the view south. Can we keep it?

Easily. A glass roof holds the whole sky and uses solar-control, self-cleaning glazing so the room stops overheating. A hybrid roof gives you an insulated deck with a lantern or glazed panels set into it, which means the warmth and the quiet arrive without the long view being closed off.

How long is the job?

On site it is 3 to 7 working days. Making the roof takes longer than fitting it, so four to six weeks from order to handover is usual. The conservatory is made weather-tight at the end of every day while the work is going on.

Is there a way of paying monthly?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which Berwickshire places do you cover?
