New conservatory roofs for Edinburgh homes, from Corstorphine bungalows to Liberton semis.

Ultimate Home Solutions supplies and fits new conservatory roofs across Edinburgh, from the bungalows of Corstorphine, Blackhall and Craigentinny to the family estates of Gilmerton and South Queensferry. Plenty of those conservatories were built with polycarbonate or early glass overhead, and an Edinburgh winter with an easterly blowing finds every weakness in it. We take the old roof away, build an insulated one onto the frame and base you already have, and finish the inside with a plastered ceiling and lighting. You start with a free survey at home, you receive a clear quote, and all workmanship is guaranteed.

Which Roof Is Right?

Three ways to fix a conservatory that's freezing in winter and baking in summer.

Edinburgh conservatories come in every shape, from a lean-to behind a Craigentinny bungalow to a Victorian-style room on a Colinton villa, and the right roof depends on the house as much as the weather. A tiled or solid roof makes the room read as an extension and holds the heat. Glass keeps the sky over a garden you like looking at, and a hybrid gives you a solid roof with a lantern where the light matters. The surveyor compares them with you at the survey.

Lightweight tiled roof

A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.

Solid insulated roof

Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.

Glass roof

Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.

Hybrid roof

A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.

Warm in winter, cool in summer

Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.

Signed off and certified

We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

FAQ

What Edinburgh homeowners ask about conservatory roofs.

Straight answers on price, timescales, building warrants and conservation areas, keeping the daylight, and whether your frame is up to it.

Do you cover Edinburgh for conservatory roof replacement?

We do. Surveyors and vetted installers work across the city, from Cramond, Barnton and Corstorphine to Leith, Portobello, Liberton and Colinton, and out to South Queensferry, Musselburgh and Dalkeith. Surveys are carried out at your home, free, with no call-out fee and no travel charge.

What should I budget for a replacement conservatory roof in Edinburgh?

Between £6,500 and £14,000 fitted covers most replacement roofs. Included in that are the strip-out of the old roof, structural reinforcement where required, the new roof system, a plasterboard ceiling, LED lighting and decoration. A big lean-to or Edwardian roof can run to £18,000 or above. The quote you receive after the survey is clear, free and carries no obligation. Various deposit options are available.

How long will it take from saying yes to using the room?

Typically 4 to 6 weeks. Survey and design take one to two weeks and manufacture two to three, then the work at your home lasts 3 to 7 working days for most roofs. The new roof goes on in sections and the room is sealed nightly, so Edinburgh rain during the job is not a problem.

My home is in a conservation area. Can I still change the conservatory roof?

Often, yes. Edinburgh has a large number of conservation areas, Colinton, Cramond, Morningside and Trinity among them, so we check the position for your address and apply for permission if it is required. Planning permission is rarely needed for a like-for-like replacement elsewhere in the city.

What about a building warrant?

Converting a conservatory roof to a solid one normally needs a building warrant in Scotland. We manage the application with the City of Edinburgh Council, or with Midlothian or East Lothian Council if you are in Dalkeith, Bonnyrigg or Musselburgh, and issue your completion certificate once the work has been signed off.

How do I know my conservatory can take a heavier roof?

The survey tells you. Our tiled and solid roofs are engineered to be light, and most uPVC and aluminium frames carry them without any alteration: nine in ten conservatories need no structural changes. The surveyor confirms the load calculation during the visit. Any reinforcement is explained and included in the quote, and if glass or a hybrid roof would be the better answer you will be told.

How much warmer will the room be?

A great deal. A solid insulated roof has a U-value below 0.18 W/m²K, on a par with a modern extension roof, so with a radiator fitted the conservatory works as a living space through the winter. A modern insulated roof can also cut the cost of heating the conservatory by 70% or more compared with polycarbonate or old glass.

We love the light. Is a glass roof still worth having?

Yes, if the glass is modern. Replacement glass roofs use argon-filled sealed units with solar-control and self-cleaning glass, so the room stays bright, overheats far less in summer and holds more warmth in winter. If you want the insulation of a solid roof as well, a hybrid sets glazed panels or a roof lantern into it.

Is a glass roof quieter than our old polycarbonate one?

Noticeably. Glass does not drum in the rain the way polycarbonate does, and a tiled or solid insulated roof is quieter again. The insulated surface also stays warm on the inside, so the condensation that drips from an old roof on cold mornings stops.

How does paying by finance work for a conservatory roof?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

What is guaranteed once the roof is finished?

All workmanship is guaranteed, covering the fitting of the roof system, the insulation, the plasterboard ceiling and the electrical work. Your surveyor can explain the details during the free survey, and there is a follow-up call four weeks after handover.
