Warm In The Dark Months, Bright In The Light Ones

New conservatory roofs for Inverness homes, from Milton of Leys to Culloden.

Ultimate Home Solutions supplies and fits new conservatory roofs across Inverness, where so much of the city's housing is recent that a conservatory at the back is part of the street scene in Milton of Leys, Inshes, Slackbuie, Westhill and Culloden. This far north the winters are long and the summer evenings longer, so an old polycarbonate roof gives you a room that is bitter for half the year and glaring for the rest. We lift that roof off, build an insulated one on your existing frame and base, and finish the ceiling inside. It starts with a free survey at your home and a clear quote, and all workmanship is guaranteed.

Which Roof Is Right?

Three ways to fix a conservatory that's freezing in winter and baking in summer.

Inverness gets both extremes of daylight, which shapes the choice of roof. A tiled or solid roof makes a conservatory in Milton of Leys or Balloch hold its heat through the short, cold days of December. A glass or hybrid roof suits a garden in Lochardil or Ballifeary where the point of the room is the light that lasts until late on a June evening. The surveyor sets all four against your frame, your base and the hours you want to spend in there.

Lightweight tiled roof

A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.

Solid insulated roof

Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.

Glass roof

Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.

Hybrid roof

A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.

Warm in winter, cool in summer

Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.

Signed off and certified

We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

Inverness Conservatory Roofs

Why Inverness homeowners ask us to sort a conservatory that sits empty.

The survey comes to you, the advice on your frame is honest even when the answer is no to a solid roof, the quote is clear and the vetted installers leave the room sealed each night. You get that in Dalneigh, in Smithton and at every address between them.

FAQ

Conservatory roofs in Inverness: what people ask us.

Questions from Inverness homeowners thinking about a new conservatory roof, covering cost, Highland winters, summer light, the building warrant, noise and time on site.

Not what you were after?

Ring us and the person who picks up knows conservatory roofs and will answer you straight. We reply to most enquiries within the hour, whichever day you call.

Is Inverness covered for conservatory roof replacement, and is the survey free?

We do. Surveys and installations cover the whole city, from Kinmylies, Scorguie and Dalneigh on the west side to Inshes, Milton of Leys, Smithton, Culloden and Balloch on the east. The survey takes place in your own conservatory and is free, with no travel charge and no call-out fee, and the quote leaves you under no obligation.

What will a replacement conservatory roof cost me in Inverness?

For most conservatories the fitted price sits between £6,500 and £14,000. Within that you get the old roof stripped off, any reinforcement the frame needs, the new roof system, a plasterboard ceiling, LED lighting and decoration. A big lean-to or Edwardian roof can go to £18,000 or higher. The survey is free and the clear quote after it carries no obligation. Various deposit options are available.

How long are the fitters at the house?

Usually 3 to 7 working days. Counting from your decision to go ahead, the full job typically runs to 4 to 6 weeks, because the roof is surveyed, designed and then made before anyone arrives to fit it. The old roof is removed a section at a time and the conservatory is closed up before the fitters leave each day, so a cold Highland night never reaches the inside of the room.

Is a conservatory ever going to be warm enough this far north?

With the right roof, yes. Most of the heat a conservatory loses goes up through the roof, and a solid insulated roof brings the U-value below 0.18 W/m²K, which is what you would expect from the roof of a modern extension. Pair it with a radiator and the glazed walls you already have, and the room is one you can sit in through an Inverness winter. Every roof system we fit is insulated to modern U-values.

We get daylight until very late in summer. Would a solid roof waste that?

It need not. A glass roof in self-cleaning, solar-control glass keeps the room bright while keeping the temperature under control, so you still have the long northern evenings overhead. A hybrid roof is the halfway house: solid and insulated, with glazed panels or a roof lantern placed where you want the light to land. The surveyor will talk through how each would work with the way your conservatory faces.

Do I need a building warrant, and do you deal with The Highland Council?

A building warrant is normally required in Scotland when a glazed conservatory roof is changed to a solid one. We make the application to The Highland Council on your behalf and hand you the completion certificate once the work is signed off. Swapping one roof for another of the same kind seldom calls for planning permission. If your home falls inside a conservation area, such as Crown or the Riverside, we check what applies and submit an application where one is needed.

Our conservatory was built with the house. Is the frame up to a tiled roof?

More often than not it is. The tiled and solid roofs we fit are lightweight by design, and about nine conservatories in ten need no structural changes to take one. The surveyor confirms the load calculation during the survey. Should the frame need strengthening, that work is explained and included in your quote, and if a solid roof is simply wrong for it we will tell you and point you to a glass or hybrid roof.

The rain and hail on our polycarbonate roof is very loud. Does a new roof help?

Enormously. Thin polycarbonate acts like a drum skin. A tiled or solid insulated roof is the quietest of the four, and modern glass is much quieter than polycarbonate as well. The insulation has a second benefit: the inside face of the roof stays warm, so condensation stops gathering and dripping on cold mornings.

Can the cost be spread, and what does applying do to my credit file?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which IV postcodes do you survey in?

All of IV1 to IV3: the city centre, Crown, Merkinch, Dalneigh, Ballifeary, Kinmylies, Scorguie, Clachnaharry, Muirtown, Hilton, Drakies, Raigmore, Inshes, Milton of Leys, Lochardil, Holm, Culduthel, Slackbuie, Cradlehall, Westhill, Smithton, Culloden and Balloch, along with North Kessock and Ardersier. We also survey in Beauly and Nairn. None of these addresses pays a travel charge or a call-out fee.

Does the roof come with a guarantee?

All workmanship is guaranteed. The guarantee applies to the way the roof system, the insulation, the plasterboard ceiling and the electrical work have been fitted. Your surveyor can run through it with you at the free survey.
