From start to finish very professional, fantastic job looks great.

Ultimate Home Solutions supplies and fits new conservatory roofs across Kilmarnock, the town we work from: our showroom is on Glencairn Industrial Estate, KA1 4AZ. Conservatories are a common sight on the estates at New Farm Loch, Southcraigs and Altonhill and out in Hurlford, Kilmaurs and Crosshouse, and plenty of them still have the polycarbonate they were built with. Ayrshire gets its share of rain, and under that kind of roof you hear every drop and feel every cold snap. We fit an insulated tiled, solid, glass or hybrid roof on the frame you already have, then plaster and light the ceiling. Your survey is free, your quote is clear, and all workmanship is guaranteed.
Kilmarnock weather is mild but wet, so noise and damp matter as much here as the cold. A tiled or solid roof silences the rain and keeps a conservatory in Onthank or Grange warm enough to use daily. A glass or hybrid roof is worth a look for a garden in Beansburn or Fenwick where you would miss the brightness. Drop into the showroom to talk the four through, and the surveyor will then check them against your own frame at home.
[ Lightweight tiled roof ]A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.
[ Solid insulated roof ]Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.
[ Glass roof ]Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.
[ Hybrid roof ]A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.
[ Warm in winter, cool in summer ]Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.
[ Signed off and certified ]We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

From KA1 to KA3, people want to know about price, time on site, rain noise, the East Ayrshire building warrant, older frames and what is at the Glencairn showroom.
Call the freephone number and a member of our team who knows conservatory roofs will talk to you, with no queue of options to press. We try to come back to everyone within the hour, all seven days.
Call 0800 029 3875A typical roof costs between £6,500 and £14,000 fitted, with the strip-out of the old roof, any reinforcement, the new roof system, a plasterboard ceiling, LED lighting and decoration all part of the figure. A very large lean-to or Edwardian conservatory can take it to £18,000 or above. We survey without charge and follow up with a clear quote, and there is no obligation. Various deposit options are available.
Not a built one. Our showroom at Block 5, Unit 1, Glencairn Industrial Estate, KA1 4AZ is open 10am to 5pm Monday to Saturday, with Sundays by appointment, but roofing is not among the displays. What it does give you is a place in your own town to meet the people you would be dealing with, show us photos of the conservatory and get the tiled, solid, glass and hybrid options explained properly. The finishes are brought to your home at the survey, where they can be matched to the house.
Most roofs need 3 to 7 working days. The old roof is taken off in stages and the room is made weather-tight before the fitters leave each afternoon, so Ayrshire rain overnight is not a concern. You keep full use of the rest of the house.
Yes. Polycarbonate is thin and hollow, so every shower sounds like a drum roll. A tiled or solid insulated roof is the quietest replacement, and a modern glass roof is a big improvement too. You will also see the end of condensation running down the inside, because an insulated roof does not get cold enough on its inner face for moisture to form.
We do. A building warrant is normally required in Scotland when a conservatory roof is converted to a solid one, so we put the application in to East Ayrshire Council and hand over the completion certificate when the work is signed off. A straightforward like-for-like replacement rarely needs planning permission. If your home is in a conservation area, such as the one around Dundonald Road, we check and make any application that is needed.
Probably. These roofs are made to be light, and in about nine conservatories out of ten the frame and base need no structural changes. The surveyor confirms the load calculation on the day of the survey. If extra support is called for, it is explained and included in your quote. If a solid roof is not right for the frame, we will be straight about it and recommend a glass or hybrid roof.
It will. A solid insulated roof has a U-value below 0.18 W/m²K, in the same bracket as the roof on a modern extension. Put in a radiator alongside your existing glazed walls and you have a room for every month of the year. All our roof systems, glass included, are insulated to modern U-values.
Look at a glass roof or a hybrid. The glass roof uses self-cleaning, solar-control glass, so the room stays light and the temperature is kept in hand. A hybrid is a solid insulated roof with glazed panels or a roof lantern set in, which lets you have daylight over the seating or the table and solid roof everywhere else.
