The Carse Of Stirling

Conservatory roofs for Kippen and the carse, Gargunnock across to Buchlyvie.

Ultimate Home Solutions supplies and fits new conservatory roofs across Kippen and the villages along the carse, with the survey carried out at your own address. Kippen sits on the shelf above the Forth flood plain with the Gargunnock and Fintry hills behind it, which means long clear views south and heavy frost on the flat ground below on any settled winter night. A conservatory in that position is bitter from October and glaring by the middle of a summer afternoon, and a polycarbonate roof makes both worse. We build an insulated tiled, solid, glass or hybrid roof onto your existing frame and base, plaster the ceiling and fit the lighting. All workmanship is guaranteed.

Which Roof Is Right?

Three ways to fix a conservatory that's freezing in winter and baking in summer.

Out on the carse it is frost that wins the argument. Low ground holds cold air on a clear night, so a conservatory here can be several degrees behind the rest of the house by morning, and a tiled or solid insulated roof is what puts that right. The counterweight is the view: these villages look out over the Forth valley to the Ochils, and where that is the reason for the room, solar-control glass or a hybrid with a lantern keeps it while the temperature is brought under control.

Lightweight tiled roof

A fully insulated, tiled roof that looks like a proper extension from outside and feels like one inside. The warmest, quietest option, with no more drumming rain noise, and built to last 50 years or more. The best choice if you want to use the room all year.

Solid insulated roof

Like the tiled option but finished inside with a plastered ceiling and downlights, so it reads as a normal room, not a conservatory. Ready to decorate to match the rest of the house.

Glass roof

Keeps the room bright and open while fixing the temperature, using modern self-cleaning, solar-control glass. The right pick if losing the light is your main worry.

Hybrid roof

A solid, insulated roof with glazed panels or a roof lantern set into it. You get the warmth and the quiet, plus a shaft of daylight where you want it. The best of both.

Warm in winter, cool in summer

Every system is fully insulated to modern U-values, so the room holds its heat in January and stays comfortable in July. No more dripping condensation or a room you only use three months a year.

Signed off and certified

We check your existing frame and base will take the new roof, handle the building control sign-off where needed, and give you the certificate for your records. Nothing left for you to chase later.

Conservatory Roofs In Stirlingshire

Why carse households give up on a room the frost gets into.

Someone who drives out and stands in the conservatory before saying anything useful, a straight answer about the frame beneath it, a price without riddles and installers we vet who leave the room sealed each evening. Village house or farm cottage, the job is handled the same way.

We come to you

The survey is done where the roof is going.

A surveyor comes out to your Kippen address at a time you choose, brings the roof finishes, assesses the frame and base properly and gives a plain view on which system suits the room.

Samples judged in carse daylight

Tile, slate-effect and render finishes held up beside your own render, stone or brick, outdoors rather than under a showroom light.

What is under the roof, checked

The frame and the base are measured and assessed on the day. In roughly nine cases out of ten nothing beneath the roof has to be altered.

Frost, glare or the view

Whichever of them is spoiling the room shapes the advice, and that includes being told plainly if a solid roof is the wrong choice.

FAQ

Kippen conservatory roof questions, answered plainly.

What carse households want settled before they order: the cost, the working days, the Stirling warrant, frost and condensation, rural access, keeping the view and paying by the month.

Not what you were after?

Telephone and you get somebody who works on these roofs rather than a call centre script. We aim to answer or return every call inside the hour, any day of the week.

Call 0800 029 3875
Do you come out to Kippen and the carse villages?

We do, and the visit costs nothing. A surveyor comes to your own address, whether that is Kippen itself, Gargunnock, Arnprior, Buchlyvie, Thornhill, Port of Menteith or Blairdrummond, with no travel charge and no call-out fee. The quote afterwards is free and carries no obligation.

What would the new roof cost us?

Most come out between £6,500 and £14,000 fitted, which covers removing the old roof, any strengthening the frame calls for, the new roof system, a plasterboard ceiling, LED lighting and decoration. A big lean-to or Edwardian roof can go beyond £18,000. Your own figure follows the free survey. Various deposit options are available.

We get hard frosts down on the flat. Will the room be warm enough?

It will be a different room. An insulated solid roof reaches a U-value below 0.18 W/m²K, in line with a modern extension roof, and a conservatory loses most of its heat upwards. With a radiator in there the space holds its warmth through the coldest nights the carse produces rather than shedding it by bedtime.

The glass runs with water on cold mornings. Does an insulated roof stop that?

Yes. The water is condensation settling on a cold internal surface. Once the roof above is insulated that surface stays warm and there is nothing for the moisture in the air to gather on, so the dripping stops and the room smells drier.

Who applies for the building warrant?

We do, to Stirling Council. Converting a conservatory roof to a solid one normally requires a building warrant in Scotland, and you receive the completion certificate once the work has been inspected and signed off. A glazed replacement rarely needs planning permission, and if your house sits in a conservation area we look into it before anything is ordered.

We are down a farm track. Is access a difficulty?

Rarely. The roof systems are made in panels that are carried by hand, which is part of why they are light, so there is no need for a crane or heavy plant at the door. The surveyor notes the access on the visit and the deliveries are planned around whatever the track will take.

Ours has stood twenty-odd years. Will the frame carry a tiled roof?

Very likely. These systems are engineered light so that the existing frame and base carry them, and about nine conservatories in ten need no structural changes at all. The load calculation is made at the survey, any strengthening goes into the quote in plain sight, and if a solid roof is unsuitable you will be told and shown the glass and hybrid alternatives.

The view over the valley is the whole point of the room.

Then keep it. A glass roof uses solar-control, self-cleaning glazing so you lose none of the outlook and none of the light, but the summer heat is brought under control. A hybrid puts a lantern or glazed panels into an insulated deck, which gives you the warmth and the quiet with daylight where you want it.

Can the roof be paid for bit by bit?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which villages do you cover from here?

Kippen and the carse: FK8 takes in Kippen and Kippen Muir, Gargunnock, Arnprior, Buchlyvie, Thornhill, Port of Menteith, Blairdrummond, Aberfoyle, Gartmore and Cambusbarron, and we also survey at Doune, Deanston, Callander, Drymen, Balfron, Killearn, Fintry, Croftamie, Stirling, Bannockburn, Bridge of Allan and Dunblane. Travel is not charged to any of them.

What is guaranteed on the finished roof?

All workmanship is guaranteed, which covers how the roof system, the insulation, the plasterboard ceiling and the electrical work have been installed. The surveyor will go through the detail with you during the visit.
