[ Service intro, Roofer inspecting roof from loft ]
Driven rain, salt air, freeze-thaw cycles and the occasional Atlantic storm: Scottish roofs work harder than almost any in the UK. A full re-roof with modern membranes, insulated battens and storm-grade fixings is the difference between 60 years of peace and 60 years of repair calls.
A surveyor visits, inspects the roof from inside and out, and recommends the right system, natural slate, concrete tile, clay or modern flat-roof membranes. You'll receive a clear, no-obligation quote. We scaffold, strip, fit and certify, with full clean-up, and all workmanship is guaranteed.
[ Range, Natural slate ]Scottish, Welsh or Spanish slate. The gold standard for period properties and conservation areas. Premium cost, but the longest-lasting roofing material available.
Best for: Victorian villas, listed buildings, traditional Scottish homes

[ Range, Concrete tile ]Marley, Redland and Sandtoft ranges. Best value for a full re-roof, with a wide range of profiles and colours to match any streetscape.
Best for: Semi-detached homes, modern builds, budget-conscious full re-roofs

[ Range, Clay pantile ]Traditional Scottish pantiles and Mediterranean-style finishes. Weathers beautifully over decades and adds genuine character to older properties.
Best for: Character homes, East Coast properties, older Scottish builds

[ Range, Flat roof systems ]GRP fibreglass, single-ply EPDM rubber and built-up bitumen. Modern, fully sealed systems for flat and low-pitch roof sections.
Best for: Extensions, dormers, garages, single-storey flat-roof sections

[ Slipped or missing slates ]Gaps in the roof covering or slates on the ground after a storm mean the nibs and fixings have failed. Widespread slippage usually means the battens underneath are rotten too.
[ Perished felt · daylight in loft ]Stand in the loft with the lights off. Pinpricks of daylight through the roof mean the felt has perished and water is getting in, or will soon.
[ Weakened timbers · ridgeline ]A dip or wave along the ridge usually means the timbers have weakened. Left unchecked, the structure deteriorates and a simple re-roof becomes a more involved rebuild.
[ Blown or cracked flashings ]Lead flashings around chimneys and abutments crack, lift and corrode over time. Temporary sealant fixes rarely last more than a season in Scottish weather.
[ Repeat repair calls ]If the roofer has been out three or more times in two years, the underlying structure is failing. A full re-roof is almost always cheaper long-term than ongoing patch work.
[ Damp patches · water ingress ]Brown water stains or peeling paint on top-floor ceilings mean moisture is tracking in through a failing roof covering. By the time it shows indoors, the felt and timbers above are usually already affected.
Design, products, fitting, finance and aftercare, all handled in one simple process.

Natural slate, concrete tile, clay pantile and modern flat-roof membranes. Built for Scottish wind zones.
Most full re-roofs completed in up to 14 working days, weather permitting. Sealed nightly, no exposure.
4.6/5 on Google and 4.4/5 on Trustpilot. Every review published, including the rare critical ones.
Whole roof stripped and re-slated in eight days. The team sealed it every night so we never worried about rain. Genuinely could not fault them.
A complete, no-shortcuts approach to protecting your home from the inside out.

Where existing sarking is rotten or missing, we strip back to the rafters and lay new boards before the membrane goes down. This gives the roof its structural rigidity.

Rafters, purlins and fascia timbers are checked and replaced where needed. We never roof over compromised timber.

Cracked chimney stacks repointed, reflashed, or taken down below roofline if no longer in use. Capped and sealed to prevent water ingress.

Old cast-iron or failed uPVC guttering replaced with new. Fascia boards, soffits and bargeboards renewed at the same time, since the scaffold is already up.

Eaves vents, tile vents and dry ridge ventilation installed to current building regulations. Proper airflow prevents condensation, damp and premature timber decay.

Modern breathable roofing membrane and pressure-treated battens throughout. Storm-grade fixings rated for Scottish wind zones.
[ Structural survey · roof inspection ]Surveyor inspects from loft to chimney, photographs every issue and walks you through repair vs replacement.
[ Scaffold & order ]Scaffolding up, materials ordered to spec, lead times confirmed for strip-and-fit week.
[ Install · strip and fit ]Old roof stripped, new membrane, battens and tiles or slates fitted, all sealed nightly.
Total lead time from sign-off to handover: typically 3 to 5 weeks.
I'd been ripped off by other roofing companies in the past, but these guys were brilliant to work with from start to finish and made the whole job affordable.
Brilliant service and a really high finish. Very accommodating and very professional throughout.
Full re-roof on our 1930s semi. Scaffolding went up when they said, the old roof was stripped and re-slated with new sarking and membrane, and they cleared every last nail before they left. Kept us updated the whole way through.
Surveyor went up into the loft, took photos of everything and gave us an honest breakdown of repair versus replacement. No pressure at all. We went ahead with the full re-roof and the finished job is spot on.
Worried about rain during the job but they sealed the roof every single night so we never had a leak or a worry. New guttering and fascias look brilliant too. Would recommend to anyone needing a new roof.
Got a proper clear quote with the material spec and scaffolding all listed. They kept us informed throughout, even when they found some rotten timber and replaced it. Certificate and workmanship guarantee handed over at the end.

Most full re-roofs land between £7,500 and £18,000, fully fitted including scaffolding, strip, membrane, battens, tiles or slates, ridge work and certification. Larger detached homes and natural-slate jobs can reach £30,000+.
Every quote is clear, free and yours to keep with no obligation. Finance from £22 a week, subject to status.
Insulation sits above the rafters, keeping the entire loft space warm. Ideal if you use the loft as a living area or plan to in future. Eliminates condensation risk.
Insulation laid between and over the ceiling joists, with ventilated airspace above. The standard for most Scottish homes where the loft is only used for storage.
Converting a loft bedroom or dormer? We insulate between and under the rafters to current building regulation standards while the roof covering is off.
Many Scottish homes still have only 100mm of loft insulation. Current regs specify 270mm. We top up to the full standard as part of any re-roof.

Honest answer first. We survey, photograph every issue and give you both options in writing where they're both viable. Replacement only makes sense when the felt, battens or majority of tiles are at end of life. If it's a small repair, we'll quote the repair.

All three are excellent for Scottish weather. Natural slate gives the longest life (80+ years) and the best look, but costs the most. Concrete tile is the best value with a 50-year life. Clay pantiles suit traditional Scottish properties and weather beautifully.
