A like-for-like re-roof does not usually need planning permission, but in these streets Aberdeen City Council will normally want natural slate kept, and a listed building may need consent. You will be told at the survey what to check before work begins.

The signs that point to a re-roof are slates slipping across the whole roof, daylight visible in the loft, a dip along the ridge, damp patches on upstairs ceilings or a roofer called back again and again. Many Scottish homes still have only 100mm in the loft where 270mm is the current standard.
