Budget between £7,500 and £18,000 for a full re-roof, fitted. Scaffolding, lifting the old covering, new membrane and battens, the tiles or slates, the ridge work and certification are all inside that. A concrete tile roof on an ML6 semi or terrace usually runs £7,500 to £14,000; natural slate £12,000 to £25,000 or more; clay pantile £10,000 to £20,000; and a flat roof £3,000 to £8,000. Reckon on up to 14 working days of actual roof work, and the weather has a say in that. The wider timeline, from you agreeing the job to the final walkround, tends to be 3 to 5 weeks, because the covering has to be ordered and the access built first. Have the surveyor out and they will photograph the finished roof next door to work from.

Not always, and you will be told so. A handful of slates lifted in a gale, a cracked flashing at the chimney or a run of loose ridge tiles is a repair, and that is what we quote for. It is once the felt has perished, the battens have softened or the same damp patch keeps coming back that replacing the lot works out cheaper than another patch.

Roofing is not part of the display. Our Glasgow showroom, inside Dobbies Garden Centre at Braehead in Renfrew, is set out with kitchens and bathrooms, and Kilmarnock is the same. For a roof the samples come to you, so a slate or a tile can be held against your own stonework, render or brick. Braehead opens 10am to 5pm daily, Kilmarnock Monday to Saturday with Sunday by appointment, if you would rather meet us before booking a survey.

A breather membrane over the sarking, then treated battens set to the right gauge for the covering, with the laps and the fixings worked out for an exposed site. Ventilation at the eaves and the ridge is part of the design, because a roof that cannot breathe sweats into the timbers. All of it is listed in the quote rather than left to chance.

Old guttering can come off while the roof is being replaced, and it costs less to do it now than to hire access twice. Cracked cast iron or brittle plastic is taken away, the fascia and soffit boards behind it are renewed, and the downpipes are reconnected properly to the drain. That work sits in the same quote as the roof.

We do. Extensions, dormers, porches and garages are stripped to the deck, any soft timber is cut out and replaced, and a GRP fibreglass or EPDM rubber covering is laid as one continuous membrane with a proper fall to the outlet. Doing it while the scaffold is standing for the main roof saves paying for access a second time.
