For a full re-roof, £7,500 to £18,000 covers most homes, fitted, including scaffolding, the strip, new membrane and battens, the covering, ridge work and the certificate. By covering, concrete tile is £7,500 to £14,000, clay pantile £10,000 to £20,000 and natural slate £12,000 to £25,000 or more, with a large slated villa sometimes passing £30,000. Flat roofs are £3,000 to £8,000. The survey and the clear quote that follows are both free.
Weather permitting, a new roof takes up to 14 working days. From your decision to the final handover is usually 3 to 5 weeks, since materials are ordered and scaffolding goes up before the strip begins. Nothing is left open overnight: the roofers seal the roof before they leave each day.
It can. Every re-roof gets a modern breathable membrane, pressure-treated battens and storm-grade fixings rated for Scottish wind zones, and on a slate roof the head lap is set to suit the pitch and how exposed the roof is. Homes along the front at Broughty Ferry, on the slopes of the Law or out at Barnhill are specified with that exposure in mind.
As a rule the owners in the close share the cost, because the roof is usually common property whichever floor you live on. Check your title deeds or ask your factor for the split. We inspect the whole roof, provide one clear quote that can be divided between the flats, and keep a single contact informed for buildings in Stobswell, the Hilltown, Lochee or along the Perth Road.
Replacing like with like does not normally need planning permission. It is different inside a conservation area, and Dundee has them in the West End and Broughty Ferry among other places, or where a building is listed. There Dundee City Council will usually expect natural slate to match what is coming off. The surveyor flags this at the visit so you can check before anything is ordered.
Often, yes. Isolated slipped slates, a lifted flashing or a cracked ridge tile are repairs, and we will quote for a repair where one will last. If slates are slipping all over the roof, daylight shows through in the loft or the ridge has started to sag, the fixings, felt or timbers underneath have failed and patching stops being good value.
It is worth considering, because the roof is open anyway and the work costs far less than doing it separately later. Plenty of older Dundee homes have around 100mm of loft insulation against the 270mm current regulations call for. We can bring the loft up to standard or insulate a room in the roof between and under the rafters, and include it in the same quote.
