Slate, Stone And East Coast Weather

New roofs for Edinburgh tenements, Georgian terraces, colonies and 1930s bungalows.

Ultimate Home Solutions supplies and fits new roofs across Edinburgh, and the survey takes place at your own home with no travel charge. Much of the city is roofed in slate, from the tenements of Marchmont and Leith to the terraces of the New Town and the Stockbridge colonies, while the bungalows of Corstorphine, Blackhall and Craigentinny mostly carry tile. The surveyor goes into the loft, looks over the slates, the leadwork and the chimneys, and tells you plainly whether a repair will do or the roof has had its day.

Roof Systems

Four roofing systems. One installation team.

In Edinburgh the first question is often what the council will accept, and the second is budget. Natural slate is the usual answer for tenements, terraces and anything inside a conservation area, concrete tile suits the bungalow belts of Corstorphine and Liberton, clay pantile is the traditional east coast roof, and a flat roof system replaces tired felt on a dormer or an extension.

Absolutely brilliant experience from start to finish. The qualities of the product were explained and demonstrated and we went ahead. We were delighted with the end product and the lads who done the job were friendly professional and approachable. We would have no hesitation in recommending this company to anyone and will do so if asked.

I loved the experience. The finished product was far beyond my expectations and the workload was quickly carried out and completed. The workers when they arrived were polite and maintained high quality standards. Further, they ensured the mess they made was cleaned up at the end of each day. Overall, I would highly recommend this service to others as the business is very professional.

FAQ

Edinburgh roofing questions, answered plainly.

What people across the city ask us before a re-roof: cost, timing, conservation areas, shared tenement roofs, bungalow dormers and how the free home survey works.

Not what you were after?

A real person who knows roofing answers the phone, every day of the week. When the lines are busy we aim to call back within the hour.

Call 0800 029 3875
Do you fit new roofs in Edinburgh, and is the survey free?

Yes to both. A surveyor visits your home anywhere in the city, from Cramond and Barnton to Portobello and Gilmerton, with no travel charge and no call-out fee. The quote afterwards is free as well, and there is never any pressure to go ahead.

How much is a new roof in Edinburgh?

Expect most full re-roofs to come in somewhere from £7,500 to £18,000, with scaffolding, strip, membrane, battens, covering, ridge work and certification all included. Natural slate, which many Edinburgh streets call for, runs from £12,000 to £25,000 and beyond, and a big detached house in slate can go past £30,000. Concrete tile is £7,500 to £14,000, clay pantile £10,000 to £20,000 and a flat roof £3,000 to £8,000. You get your own clear quote after the free survey.

How many days will the roofers be here?

On site, a new roof takes up to 14 working days, weather permitting. Add the time to order materials and get the scaffold up and the whole thing, from your go-ahead to handover, is normally 3 to 5 weeks. The roof is closed up at the end of every shift, so an east coast downpour overnight stays outside.

My home is in a conservation area or the World Heritage Site. Can you still re-roof it?

Yes. The Old and New Towns are a World Heritage Site and the city has dozens of conservation areas, Marchmont, the Grange, Stockbridge and Portobello among them. In these streets the City of Edinburgh Council generally expects slate to be replaced with matching natural slate, and a listed building is likely to need consent first. We supply Scottish, Welsh and Spanish slate, and the surveyor will say at the first visit what you should check with the council before work starts.

I own one flat in a tenement. Who pays for the roof?

Normally every owner in the stair, not only the top flats, because the roof is common property in most Edinburgh tenements. Your title deeds set out the shares, and a factor will have them if the building has one. We survey the full roof, produce a single clear quote the owners can split, and deal with one named contact for the stair in Marchmont, Bruntsfield, Leith or wherever you are.

What goes on a 1930s bungalow?

Tile or slate, depending on what the street already has. Many bungalows in Corstorphine, Blackhall and Craigentinny suit a concrete tile from the Marley, Redland or Sandtoft ranges, which is the best value way to re-roof, and slate is there if you prefer it or the neighbours all have it. The surveyor brings samples so you can compare them on the day.

The flat felt roof on my dormer has failed. Do you replace those?

We do, and a lot of Edinburgh bungalows and terraces have one. The old felt comes off, the deck is checked and any rotten timber renewed, and a seamless GRP fibreglass or single-sheet EPDM rubber roof goes on in its place. Most flat roofs take 1 to 3 days, weather permitting, and it makes sense to have it done while the main roof is scaffolded.

Are clay pantiles an option?

They are. Clay pantile is a traditional east coast roof, still seen on older cottages and farm buildings out through Musselburgh and East Lothian, and it weathers well over the decades. If your home has pantiles now, or the street does, we can re-roof in clay so it keeps its character.

Can I pay for a new roof in instalments?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which parts of Edinburgh do your surveyors visit?

The whole city, EH1 to EH17: the Old Town and New Town, Stockbridge, Leith, Trinity, Marchmont, Bruntsfield, Morningside, Newington, Portobello, Duddingston, Liberton, Gilmerton, Colinton, Corstorphine, Murrayfield, Blackhall, Barnton and Cramond. We also visit Musselburgh, Dalkeith, South Queensferry and Balerno, with no travel charge on any of them.

How does the guarantee work on a roof?

All workmanship is guaranteed. That applies to everything the roofers fit, from the membrane and battens to the slates, the ridge and the leadwork, and the surveyor will talk you through it at the free visit.
