Roof Replacement Across ML3

New roofs for Hamilton's sandstone terraces, post-war semis and tired flat extensions.

Ultimate Home Solutions supplies and fits new roofs across Hamilton, from the red sandstone terraces near the town centre and around Burnbank to the post-war semis at Udston, Whitehill and Hillhouse and the houses out at Low Waters, Ferniegair and Quarter. Old Scots slate on a sandstone terrace fails a few slates at a time and then all along a course, usually where the fixings have gone rather than the slate itself, while a tiled semi tends to give trouble at the ridge, the skews and the lead around a chimney. The surveyor goes into the loft first, photographs what is wrong and then tells you whether a repair will do or the covering is finished. Braehead is open every day if you would rather talk face to face, though the slate and tile samples are brought out to the house.

Roof Systems

Four roofing systems. One installation team.

Which covering goes back on comes down to the house rather than the price list. Natural slate is the match for the sandstone terraces and the older villas near the centre of town, particularly where a neighbour's roof runs into yours. Concrete tile is the sensible spend on the semis and terraces at Udston, Whitehill and Hillhouse. Clay pantile can be replaced in kind on a house that was built with one, and GRP or EPDM takes over from failed felt on the flat sections at the back. Each is costed separately so you can weigh one against the other.

“Top class company.”

Absolutely brilliant experience from start to finish. The qualities of the product were explained and demonstrated and we went ahead. We were delighted with the end product and the lads who done the job were friendly professional and approachable. We would have no hesitation in recommending this company to anyone and will do so if asked.

Hamilton Roof Replacement

Why Hamilton households want the loft looked at first.

Because what is happening above the ceiling decides the job, and a price quoted from the pavement is a guess. You get photographs from inside and from the scaffold, a figure explained rather than announced, and roofers we vet who close the roof up before the light goes each day.

FAQ

Hamilton roofing questions, answered without the sales patter.

What ML3 households want settled first: the cost, the days on site, shared roofs on a terrace, chimney heads, flat roofs at the back, guttering, insulation and monthly payments.

What will a new roof cost in Hamilton?

A full re-roof usually falls between £7,500 and £18,000 fitted, with the scaffolding, the strip, new membrane and battens, the covering, the ridge work and the certification all inside that. Concrete tile on a semi or terrace runs £7,500 to £14,000, clay pantile £10,000 to £20,000, natural slate £12,000 to £25,000 and upwards, and a flat roof £3,000 to £8,000. The figure for your house follows the free survey.

How many days does the work take?

A new roof takes up to 14 working days, weather permitting, and most houses in the town are done well inside that. The covering comes off in sections and the roof is sealed each evening, so the house is never sitting open overnight.

The damp is coming in beside the chimney, not through the slates. Is that covered?

It is, and it is one of the most common causes of a stain on an upstairs ceiling. Lead flashings crack and lift with age and a chimney head goes porous once the pointing has washed out, so water runs down the stack and into the house. The head can be repointed and reflashed, or reduced and capped where the flue is no longer in use, and it is priced as part of the job rather than added on later.

We are mid terrace and the roof runs into next door's. How is that handled?

It is quite normal here and it does not stop the work. Your own section is scaffolded and stripped back to the party line, with new lead where the two roofs meet, and the surveyor will tell you honestly if doing a stretch on its own is likely to leave a weak junction. Where neighbours are thinking about it at the same time, a shared scaffold is usually cheaper for everybody.

How do we know it is not just a repair?

You should not have to take our word for it, which is why the surveyor photographs the loft and the covering and shows you the pictures. A handful of slipped slates and a length of flashing is a repair and will be quoted as one. Widespread slippage, daylight through the sarking or soft battens means the covering has run out of life.

Is roofing on display at your showrooms?

No, and we would rather tell you before you drive there. Braehead, inside Dobbies Garden Centre at 75 Kings Inch Drive, Renfrew, G51 4FB, are open for a conversation about the job, Braehead 10am to 5pm daily and Kilmarnock Monday to Saturday with Sunday by appointment. Slate and tile samples are brought out to the house at the survey, where they can be held up against your own walls and your neighbours' roofs.

The flat roof over the back extension keeps leaking. Can it be done with the rest?

Yes, and it is usually cheaper to do both together. GRP fibreglass and EPDM rubber are fully sealed systems with no laps for water to get under, which is what old built-up felt loses once it starts blistering. Garages, porches and dormers are covered the same way.

Should the gutters and fascias be renewed at the same time?

It is the obvious moment. The scaffold is already up and the eaves are exposed, so replacing cast-iron or brittle old uPVC guttering, fascias, soffits and bargeboards costs far less as part of the re-roof than it would as a separate visit later.

Can the roof be paid for by the month?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which parts of Hamilton do you cover?

All of ML3: Burnbank, Udston, Whitehill, Hillhouse, Low Waters, Ferniegair, Quarter and the town centre, along with Silvertonhill, Fairhill, Eddlewood, Earnock, Meikle Earnock and Woodhead. We also re-roof at High Blantyre, Blantyre, Bothwell, Uddingston, Larkhall, Stonehouse, Netherburn and Strathaven. No charge is made for a survey at any of them.

And if something is wrong afterwards?

All workmanship is guaranteed, which covers how the membrane, the battens, the covering, the flashings and the roofline have been fitted. Ring us and we will come and look at it. Ask the surveyor to go through the detail when they visit.
