Re-Roofing In The Highland Capital

New roofs for Inverness stone villas, post-war family homes and the newer estates.

Ultimate Home Solutions supplies and fits new roofs across Inverness, and the survey is carried out at your own address. Slate sits over the stone villas of the Crown, Ballifeary and the Haugh and the older streets at Merkinch and Clachnaharry, while Hilton, Dalneigh, Drakies and Raigmore are largely tiled and the newer houses at Slackbuie, Inshes, Milton of Leys, Smithton and Culloden are tiled throughout. Wind funnels up the Great Glen and comes in off the Moray Firth, so what sits under the covering matters as much as the covering itself, and every re-roof gets breathable membrane, treated battens and storm-grade fixings.

Roof Systems

Four roofing systems. One installation team.

Inverness uses all four coverings. Natural slate is the honest match for the stone villas of the Crown and Ballifeary and for the older property along the river, concrete tile is the sensible spend on the post-war streets at Hilton and Dalneigh and on the newer estates out at Slackbuie and Milton of Leys, clay pantile suits a house that was built with one, and a sealed flat roof system takes care of a dormer, a garage or a single-storey extension. Each is priced on its own so the difference is visible.

Customers on the roof they ended up with, nothing tidied.

“Top class company.”

Absolutely brilliant experience from start to finish. The qualities of the product were explained and demonstrated and we went ahead. We were delighted with the end product and the lads who done the job were friendly professional and approachable. We would have no hesitation in recommending this company to anyone and will do so if asked.

“Excellent job with triple glazing.”

I was really pleased with the professionalism of the firm who replaced four windows with a triple glazed upgrade. The job was completed in one day. The workmen were very good and the quality was excellent.

New Roofs Across Inverness

Why Inverness households hand over a roof that has stopped coping.

A surveyor who goes up through the hatch before saying a word about the slates, photographs of every fault so you see what they saw, a price in plain language and roofers we vet who make the house safe before the light goes. Kinmylies or Culloden, that is how the work is done.

FAQ

New roof questions from Inverness households.

What people across IV1, IV2 and IV3 want settled first: cost, days on site, slate on a stone villa, conservation areas, chimney leaks, flat roofs, insulation and monthly payments.

Not what you were after?

Ring us and a person who can tell a slate from a pantile will talk it through, any day of the week. Most messages are answered inside the hour.

Do you re-roof houses in Inverness, and is the survey free?

Yes, and there is no fee for it. A surveyor comes to your own address anywhere in IV1 to IV3, from Clachnaharry and Kinmylies to Holm, Inshes and Culloden, with no travel charge and no call-out fee. The quote that follows costs nothing and carries no obligation.

What does a new roof cost in Inverness?

Full re-roofs mostly sit between £7,500 and £18,000 fitted, with the scaffolding, the strip, membrane, battens, the new covering, ridge work and certification all inside the figure. Concrete tile runs £7,500 to £14,000, clay pantile £10,000 to £20,000 and natural slate £12,000 to £25,000 and upwards. Flat roofs run from £3,000 to £8,000. Your own number comes after the free survey.

How long are the roofers here?

A new roof takes up to 14 working days, weather permitting, and most jobs are finished inside that. Scaffolding goes up first, the old covering comes off in sections and the roof is sealed at the end of every day, so the house stays dry while the work is in progress.

Should a stone villa in the Crown be re-slated rather than tiled?

Usually, yes. Natural slate is what those roofs were built with and it is what looks right beside the neighbours, particularly on a terrace or a semi where half the roof belongs to someone else. Where budget rules it out, the surveyor will show you a tile profile that sits closest to slate and be honest about the difference.

The house sits in a conservation area. Does that limit what we can use?

It can. Where a property sits in one of the city's conservation areas, or is listed, the covering usually has to match what is there now, which in practice means natural slate. We check the position with The Highland Council before quoting so there are no awkward surprises once the scaffold is up.

The damp is around the chimney rather than the slates. Does the job cover that?

It is. Lead flashings crack and lift over time and chimney heads go porous after decades of driven rain, and that is a very common source of water tracking into an upstairs room. The chimney head can be repointed and reflashed, or taken down below the roofline and capped where the flue is no longer used. Either way it is set out in the quote rather than added later.

Do we need a whole new roof or only a repair?

The survey answers that, and it is answered honestly. Where a handful of slipped slates and a length of flashing will see the roof through, that is what you will be quoted for. A full re-roof is recommended when the covering has reached the end, when slippage is widespread or when the battens and sarking underneath have gone.

Is a re-roof the moment to sort the loft insulation?

It is the cheapest moment you will get. With the covering off, ventilation at the eaves and the ridge can be put right at the same time, which is what stops condensation forming in the loft once insulation is topped up. The surveyor will tell you what the loft actually needs rather than adding it as a matter of course.

Is there finance on a re-roof?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).

Which IV postcodes do your roofers cover?

All three, IV1, IV2 and IV3. That covers the Crown, Ballifeary, the Haugh, Merkinch, South Kessock, Dalneigh, Hilton, Drakies, Raigmore, Lochardil, Holm, Culduthel, Scorguie, Kinmylies and Clachnaharry, along with Slackbuie, Inshes, Milton of Leys, Westhill, Smithton, Culloden and Balloch. We also survey at North Kessock, Ardersier, Beauly and Nairn.

What does the guarantee apply to?

All workmanship is guaranteed. That is the way the scaffolding, the strip, the membrane, the battens, the covering, the flashings and the roofline have been installed. The surveyor will explain what it means for your roof when they visit.
