Roofing The Lang Toun

New roofs for Kirkcaldy, from Dysart pantiles to Templehall semis.

Ultimate Home Solutions surveys, supplies and fits new roofs across Kirkcaldy, with nothing charged for coming over to Fife. A town strung out along the Forth takes the weather side on, and that shows in the roofs: slates creeping loose on the Victorian terraces of Pathhead and Sinclairtown, lead flashings and chimney heads on the older properties gone porous after decades of salt-laden wind, and flat felt on the post-war extensions at Templehall and Torbain long past its useful life. The surveyor starts in the loft, photographs whatever is wrong and tells you whether a repair will hold or the covering has reached the end. All workmanship is guaranteed.

Roof Systems

Four roofing systems. One installation team.

Fife asks for all four coverings, sometimes within one street. Natural slate is the honest match for the stone terraces and villas around Pathhead, Linktown and Invertiel, clay pantile is the traditional east coast roof and the right answer where a house was built with one, concrete tile is the sensible spend on the inter-war and post-war homes at Templehall, Torbain and Hayfield, and a sealed flat roof system deals with a dormer, a garage or a back extension. Each is priced separately so you can compare.

We come to you

The roof survey takes place at your own front door.

One visit covers the samples, the loft, the covering and the chimney heads, on whichever day of the week suits you, and there is nothing to pay for any of it.

Slate and pantile held against your own walls

Samples compared outside, beside your stone, render or harling and against the roofs along the street, which is the only fair way to judge a match.

Up through the hatch first

Rafters, sarking, felt and insulation are checked from inside before anything is said about what is on top.

Slates, flashings and chimney heads

The covering, the ridge, the skews, the lead work and the chimney heads are looked over from outside, and everything found is photographed for you to keep.

FAQ

Kirkcaldy roofing questions, answered without the jargon.

What households along this coast ask first: slipped slates after a gale, damp round the chimney, flashings, salt wind, the Dysart conservation area, scaffolding, timescales and monthly payments.

Not what you were after?

Ring the freephone line and somebody who knows a slate from a pantile will speak to you, whichever day it is. If the lines are busy we aim to call back inside the hour.

Call 0800 029 3875
Do you come over to Kirkcaldy, and is the survey free?

We do, and it is. A surveyor travels to your address anywhere in the town and the coast around it, Dysart, Kinghorn, Burntisland, Thornton and Auchtertool included, with no travel charge and no call-out fee. The quote afterwards costs nothing either.

We lose a slate or two every winter. Is that a repair or a new roof?

It depends what is letting go. A handful of slates slipping after a gale is often a nail fatigue problem, where the original fixings have rusted through and the slates are only being held by the ones below them. If that is happening in one patch, a repair is the sensible spend. If slates are moving across the whole roof and the same call is coming round every winter, the covering has reached the end and a re-roof is the cheaper answer over time. The surveyor will show you which it is from the photographs.

There is a damp patch on the chimney breast. Is the chimney head the problem?

Very often, yes, and it is one of the commonest faults we find on older Kirkcaldy properties. Rain gets in where the cement flaunching on top has cracked, where the mortar joints have weathered out, or where the lead flashing that seals the chimney to the slates has lifted or corroded. All of it is repairable, and it is checked and photographed at the survey so you can see the state of it without going up a ladder yourself.

Does the wind off the Forth make any difference to how the roof is built?

It does. Salt-laden wind coming in off the water is hard on mortar, on lead and on nails, so exposed coastal roofs are fitted with storm-grade fixings, mechanically fixed ridges rather than mortar alone, and a breathable membrane beneath the battens. The surveyor will point out which parts of your roof take the brunt of it and specify accordingly.

Our house is in Dysart. Are there restrictions on what we can use?

There may well be. The old harbour quarter of Dysart is a conservation area, the pantiled and crow-stepped buildings there are much loved, and a number of properties in the town are listed, so Fife Council may want the covering and the detailing agreed first. Speak to the council's planning team before anything is ordered. We can match natural slate and clay pantile and supply the product information an application needs.

What will a new roof cost?

It follows the size and pitch of the roof, the covering you choose, the state of the timbers underneath and how much scaffolding the house needs. A modest terraced roof in natural slate and a large detached house in concrete tile are a long way apart. You are given a clear quote after the free survey, with the covering, the membrane and the scaffolding all set out. Various deposit options are available.

How long will the roofers be here?

A new roof takes up to 14 working days, weather permitting, and a smaller terraced roof is often well inside that. Scaffolding goes up first, the old covering comes off in sections, and new membrane, battens and slates or tiles go straight back on, so the house is sealed at the end of every day rather than left open.

Our house is in a terrace with no back access. Is scaffolding a problem?

It rarely is. Plenty of the streets in Pathhead, Linktown and Sinclairtown are terraced with narrow lanes behind, and the scaffold is designed around what the address allows. Where a pavement or a shared lane has to be used, the permit is arranged before the work starts. Your neighbours are told what is happening and when, and the scaffold comes away as soon as the roof is finished.

Can we see the slates and tiles somewhere before choosing?

Roofing is not the sort of thing that goes on display, so the surveyor brings the sample slates and tiles to you instead. Holding them up against your own walls and the roofs along your street in daylight is the only reliable way to judge colour and texture, and it is a far better test than any indoor lighting.

Can the cost be spread over monthly payments?

Yes. We offer Buy Now Pay 12 Months Later, flexible credit up to 24 months, and longer-term flexible credit up to 10 years. The initial eligibility check is a soft search with no impact on your credit score, and gives an instant decision. Ultimate Home Solutions is authorised by the FCA as a credit broker (not a lender).
