From start to finish very professional, fantastic job looks great.

Ultimate Home Solutions supplies and fits new roofs across Thurso and Caithness. There is nothing between the Pentland Firth and a roof here: no shelter belt, very few trees, and gales that drive rain flat against a gable for days at a time. That treatment finds the weak points quickly, and in this part of the county it tends to be the same ones, with slates lifting along an exposed verge, lead flashings blown at a chimney and a flat felt roof over an extension that has simply given up. The surveyor goes into the loft first, photographs what is actually wrong and then says whether a repair will hold or the covering has reached its end. All workmanship is guaranteed.

01Slate and tile held up beside your stone, harling or render, outdoors, where the colour can be judged against the roofs already on the street.
02Rafters, sarking, felt and insulation are checked from inside, because the state of the timber decides as much as the state of the slates.
03The covering, the ridge, the skews, the lead work and the chimney head are looked over from outside, and everything found is photographed for you to keep.

What Caithness households ask first: whether we come this far, wind and driven rain, flagstone and slate, storm damage, flat roofs, scaffolding, timescales and paying monthly.
Ring us and you will speak to a person who understands roofs rather than a call handler with a script, and you will get a straight answer about what we can and cannot do this far north.
Call 0800 029 3875We do work in Caithness, and we would rather be plain about it than oversell it: Thurso is a long way from our base in Ayrshire, so a survey up here is arranged rather than squeezed into a week's diary. Tell us the postcode and what the roof is doing and we will give you an honest answer about when a surveyor can get north, before you have spent anything.
It depends on the size and pitch of the roof, the covering, the condition of the timbers underneath and how much scaffolding the house needs, and the figure is different for a two-bedroom terrace and a detached house on an open site. Your own number is set out in a clear quote after the free survey, with the covering, the membrane and the scaffolding all shown separately. Various deposit options are available.
It changes the fixings and the detailing rather than the principle. Roofs on this coast are fixed for high wind loads, with mechanical fixings rather than mortar alone at the ridge and the verge, because that is where an exposed roof lets go first. Breathable membrane and treated battens go on underneath whatever covering you choose.
Losing slates repeatedly from the same verge usually means the fixings have corroded or the battens behind them have softened, and putting the same slates back achieves very little. The survey settles it, because once the loft has been looked at you can see whether the problem is a strip of the roof or the whole covering. If a repair is genuinely enough, that is what you will be quoted for.
Be careful of anyone who says yes without looking. Older buildings in this county were often roofed in local stone, and what is practical depends on what is left, what the structure will carry and what is available now. The surveyor will look at the actual roof and tell you honestly what can be matched and what would have to be replaced in natural slate instead.
The first job is making the house safe and dry, which usually means sheeting the opening so the weather stops getting in while the rest is sorted out. After that the roof is surveyed properly, photographed and priced, and the photographs are worth keeping if an insurance claim is involved.
Yes. GRP fibreglass and single-ply EPDM rubber are both fully sealed systems with no joints for wind to work at, which is exactly what an old built-up felt roof lacks by the time it starts blistering. They suit garages, porches, dormers and single-storey extensions, and a flat roof is usually the quickest of all our roofing jobs.
A new roof takes up to 14 working days, weather permitting, and on this coast the weather is a real factor rather than a form of words. The roof is stripped in sections and sealed at the end of each working day, so the house is not left open while the job is under way.
