“Very good job done on our home.”
Very good job done on our home. Exterior wall coating by Properla applied by excellent applicators. Can strongly recommend on every aspect.

Ultimate Home Solutions supplies and fits new exterior wall coatings across Inverness, starting with a free survey at your house and a clear quote you are under no obligation to accept. Inverness is a city of harl and wet dash rather than stone: the post-war streets of Dalneigh, Hilton and Kinmylies, and the estates that have spread east and south at Inshes, Milton of Leys, Slackbuie, Cradlehall, Westhill, Smithton, Culloden and Balloch. Sitting where the Great Glen opens onto the Moray Firth, the city takes long wet spells and rain driven hard against one side of the house, and an exposed gable shows it first. We clean the walls back, repair what the weather has opened up and apply a breathable coating that turns the rain away, with all workmanship guaranteed.
Up here a wall spends half the year wet. Masonry paint seals that water into the harling, and the first hard frost lifts it off in sheets. A breathable coating such as ProPerla works the other way round: rain beads and runs off the face while moisture already in the wall can still escape, which is exactly what a harled semi in Hilton or a rendered detached house at Cradlehall needs.
[ Breathable, not sealed ]The coating lets water vapour escape from inside the wall, so trapped damp dries out instead of blowing the render off. Microporous, just like the wall wants to be.
[ Hydrophobic finish ]Rain beads up and runs straight off rather than soaking in. A dry wall is a warmer wall, and it stops the freeze-thaw cracking that wrecks Scottish render.
[ A warmer home ]A wet wall loses far more heat than a dry one. Keeping rainwater out of the masonry cuts heat loss through the walls and helps take the edge off your energy bills.
[ Self-cleaning ]Dirt, algae and the green film that creeps up north-facing walls can't grip the surface, so the rain washes them away. The wall stays looking freshly done for years.
[ Any colour, fade-resistant ]Choose from the full RAL range. The pigment is locked into the coating so it holds its colour through UV and weathering, and all workmanship is guaranteed.
[ Surfaces we coat ]Pebbledash, roughcast, smooth and textured render, brick and stone. We power-wash, repair cracks and re-point first, so the coating goes onto a sound surface.

The things Highland homeowners raise first: whether we come this far north, cost, exposed gables, cracked harling, newer render, colours, council rules, finance and the guarantee.
Ring us and you get somebody who knows wet dash from smooth render, not a menu of options. Calls are usually answered or returned inside the hour, any day of the week.
Call 0800 029 3875We do, and it costs nothing. A surveyor visits your home anywhere in the city, Inshes, Milton of Leys, Culduthel, Smithton, Culloden, Westhill, Balloch, Kinmylies or Merkinch, with no travel charge and no call-out fee. The quote that follows is free as well, and whether you go ahead is entirely your call.
Most full-house coatings land between £3,500 and £8,500 applied, taking in scaffolding, the power-wash, wall repairs, primer, base coat and top coat. A large detached house can reach £14,000 or more. You get a clear, no-obligation quote after the free survey, and various deposit options are available.
That is the wall a coating helps most. The finish is hydrophobic, so wind-driven rain beads and runs off instead of soaking into the harl. A wall that stays dry has far less water in it for the frost to expand, which is what cracks and blows harling in the first place, and a dry wall holds heat better than a saturated one.
Usually not. Loose material is cut out, hollow patches are made good and cracks are filled and blended before anything else happens, because a coating over poor harling is money wasted. If a wall is genuinely too far gone the surveyor will say so at the visit rather than take the job on regardless.
Often, yes. The render on the newer estates east and south of the city is sound but thirsty, so it darkens with rain, greens on the shaded side and takes a long time to dry out. A hydrophobic coating keeps that water on the surface, and rainfall then carries the dirt and algae off with it instead of letting them settle in.
Stone sits on the list along with pebbledash, roughcast, render and brick. Whether it should be coated is the better question. On a period house in Crown or along the riverside, the usual advice is to leave good stonework alone and treat the harled or rendered walls at the sides and back. The surveyor gives you a straight view, not a sales pitch.
Typically 3 to 7 working days, weather permitting. The wash and the repairs come first, then primer, base coat and top coat over the days after, and the work is sealed each evening so a wet night does not undo it. Highland weather can stretch that, and we tell you when it does.
Any RAL colour can be mixed. Samples come out with the surveyor and a small test area can be applied to your own wall on request, so you can judge the shade in Highland daylight before deciding. The pigment sits in the coating itself and resists fading.
For most houses this is straightforward work that needs no permission. It is worth a check first if your home is listed or stands in a conservation area, and parts of Crown and the riverside are exactly that. The Highland Council planning team can confirm it, and we will supply whatever product information they ask to see.
